What Queensland law actually says about end of lease pest control
The Residential Tenancies and Rooming Accommodation Act 2008 does not automatically require tenants to arrange pest control at the end of every lease. However, there are two situations where you will almost certainly be expected to do so — and ignoring either can cost you your bond.
Situation 1: You had a pet at the property
If the tenancy agreement was granted with approval to keep a dog, cat, or any other animal, a flea treatment clause is standard and lawful. Property managers are entitled to require professional flea fumigation regardless of whether you personally believe fleas were present. Flea pupae can remain dormant in carpet fibres for months, hatching when a new tenant — or their pet — moves in. The clause protects the incoming tenant and is enforceable against your bond.
Situation 2: The property has pests that weren't there when you moved in
Under Queensland tenancy law, you are responsible for returning the property in the same condition it was in at the start of the lease, allowing for fair wear and tear. If the ingoing condition report noted a clean, pest-free property and the outgoing inspection reveals a cockroach infestation or an ant problem, the cost of professional treatment can be claimed from your bond.
Even if no pest clause appears in your agreement, a significant infestation discovered at final inspection creates a legitimate bond claim. The safest approach is to treat proactively, get the invoice, and make it impossible for the dispute to arise.

How to prepare for your end of lease pest treatment
To make the treatment as effective as possible and avoid any delays that could affect your moving timeline, prepare the property before our technician arrives.
Ensure the property is vacant and clean
All furniture, boxes, and personal items should ideally be removed before treatment. If full removal isn't possible, move items away from walls and skirtings so the technician can access all perimeter areas. Clean kitchen benches and remove food items from pantries.
Arrange access
Either be present to provide access, or arrange a key handover with your property manager. The technician needs access to all rooms including the garage, laundry, and any storage areas. Locked rooms cannot be treated.
Vacate for at least two hours
You, all occupants, and any pets must vacate the property during treatment and for a minimum of two hours afterward to allow the product to dry. Do not mop treated floor surfaces for 48 hours — mopping removes the residual chemical and renders the treatment ineffective.
Keep your tax invoice
Jets Pest Control emails a professional tax invoice on the day of service. Keep this document. If your property manager raises a pest-related bond claim, your dated, itemised invoice from a licensed pest controller is your most effective counter-evidence at QCAT.
What if your property manager disputes the treatment?
A bond deduction for pests requires the property manager to demonstrate, through the QCAT process, that pests were present at the outgoing inspection and were not present — or not at the same level — at the ingoing inspection. If you hold a dated tax invoice showing professional pest control was completed during the end of the tenancy period, your position is substantially strengthened.
Property managers cannot claim for pests that were present in the original condition report, pre-existing infestations that were not disclosed at the start of the tenancy, or general pest activity consistent with fair wear and tear in a property that has been occupied.
Queensland Civil and Administrative Tribunal handles residential tenancy bond disputes. Either party can apply. Decisions are based on evidence — condition reports, invoices, photographs. A professional pest control invoice issued during the tenancy exit period is strong evidence in the tenant's favour when a bond deduction is claimed for pests.
Is end of lease pest control tax deductible?
For residential tenants, end of lease costs are generally not tax deductible. However, if the property was used partly or wholly for income-producing purposes — for example, a home office used for running a business — some end-of-tenancy costs may be deductible. Speak to your accountant for advice specific to your situation.
