📌 Important Conditions — AS 3660 Subterranean Termite Treatment
1.Chemical Treatment Methodology
Termidor HE is applied via drill-and-inject method using 12mm diameter holes drilled at 400mm centres as close as possible to the external face of the footing or slab. Soil zones are trenched to 50mm below the top of the footing at a minimum depth of 80mm. Preschem Polesaver rods are installed at wooden stumps and untreated timber piers where applicable. All drill holes are sealed with appropriate material on completion.
2.Treatment Limitations
Areas of known water ingress, active drainage issues, rainwater tanks, swimming pools, spas, or active water storage adjacent to the treatment zone will be recorded as treatment limitations on the Termite Management Plan. These limitations may affect the scope of the treated zone and the coverage of the Termidor Assurance Warranty in those specific areas. Homeowners will be advised of any limitations identified at the time of on-site inspection.
3.Contracts & Payments
Under the Queensland Building and Construction Commission Act, a written Termite Management Agreement must be entered into and QBCC Home Warranty Insurance must be confirmed in place before any treatment work commences. Full payment is due on the day of installation — no deposit is required prior to the installation date. Jets Pest Control prepays the QBCC Home Warranty Insurance premium on the homeowner's behalf as part of the total installation cost. No written agreement or QBCC cover means treatment cannot legally proceed.
4.Property Access & Safety
The client must arrange free and unobstructed physical access to all treatment paths prior to commencement. Restrictions or access delays on the day may result in a revised investment. The treatment area is considered an active construction zone during installation. All people and pets must remain clear of treated areas until the chemical has fully dried (minimum 30 minutes after application). All site application equipment operates via independent battery-powered systems — no mains power connection is required from the client.
5.Underground Services & Concealed Works
Homeowners are strongly advised to engage a qualified underground service locator prior to any drilling or trenching works. Where accurate underground service plans or a locator report are not provided, all risk of damage to concealed services (power, gas, water, communications, drainage) remains with the property owner. Jets Pest Control accepts no liability for damage to concealed or underground services where a qualified locator has not been engaged. You indemnify us against all costs arising from such damage if accurate plans or a locator report are not provided before work begins.
6.Obstructions
Items that restrict access to the treatment zone must be identified at time of booking. This includes (but is not limited to): air conditioning units and compressors, hot water systems, rainwater and gas tanks, fencing and gates, downpipes and stormwater infrastructure, external staircases and decking. Obstructions that prevent treatment of a section of the barrier will be recorded as limitations on the Termite Management Plan and may affect warranty coverage in those areas.
7.Scope of Treatment
This estimate is a guide only and all associated costs apply solely to subterranean termites. It does not include protection against drywood termites (Family: Kalotermitidae) or any other pest species. Any pest activity identified outside the subterranean termite scope will be advised.
8.Non-Disturbance Warning
Homeowners must NOT disturb any active termite workings, mud leads, or galleries prior to treatment commencement. Disturbing live termite activity can render the chemical intervention completely ineffective and may void warranty coverage. Fences, gates, pergolas, detached timber outbuildings, and garden retaining walls are specifically excluded from the treatment scope. Any new signs of termite activity must be reported within 7 days of detection.
9.Timber Damage
No responsibility is accepted, nor is any warranty implied, for any timber damage resulting from past, current, or future termite activity. The chemical treated zone is a preventative and eradicative barrier only. Structural remediation of termite-damaged timber is outside the scope of this estimate and must be addressed separately by a licensed builder.
10.Termiticide & Application Rate
Termidor HE (96g/L Fipronil, APVMA No. 80820/146381) is the sole termiticide applied in all treatment zones. The product is diluted to 0.06% active ingredient in accordance with label specifications and applied at the full label rate in all zones. Chemical must never be applied at less than the full label rate. No substitution of termiticide brand or active ingredient is permitted under this estimate.
11.Treatment Duration
The chemical treated zone has a minimum expected life of 8 years under normal environmental conditions. Termidor HE operates via delayed mortality — termites that contact the treated zone carry the active ingredient back to the colony before dying, eliminating the source nest. Re-application of the treated zone will be required when the residual chemical strength diminishes, typically at or beyond the 8-year mark.
12.Biodegradability & Ongoing Integrity
Termidor HE is a biodegradable residual termiticide. The treated soil zone has a limited operational life subject to soil type, moisture levels, and environmental degradation. Soil treatments must not be applied if heavy rain or storms likely to cause surface runoff are forecast within 48 hours of application. Mandatory competent maintenance inspections at intervals not exceeding 12 months are required to preserve system integrity and manufacturer warranties.
13.Annual Inspections
Annual timber pest inspections are conducted in accordance with AS 3660.2-2017 at intervals not exceeding 12 months from the date of chemical barrier installation. Annual inspection fees are separate from the installation cost and are required to maintain the Termidor Assurance Warranty. Failure to maintain annual inspections may void warranty coverage.
14.Termidor Assurance Warranty
The $2 million Termidor Assurance Warranty is issued by Bayer CropScience Pty Ltd. Jets Pest Control is a registered accredited applicator. The warranty is initiated upon receipt of full payment and the certificate is emailed to the homeowner from Termidor within approximately 4 weeks of installation. The warranty covers re-treatment costs in the event of subterranean termite activity at the protected structure, subject to maintained annual inspections and full compliance with all warranty conditions. 15.QBCC Home Warranty Insurance
QBCC Home Warranty Insurance provides $200,000 structural cover for 6.5 years from the date of installation. The policy is non-transferable. Jets Pest Control prepays the QBCC insurance premium on the homeowner's behalf as part of the total installation cost. QBCC will email a Notice of Cover directly to the homeowner confirming the insurance is in place. This insurance is a statutory requirement under Queensland law for all residential building work exceeding $3,300. Visit qbcc.qld.gov.au for full cover details.
16.Building Alterations
Renovations, additions, excavation, disturbing gardens or pathways adjacent to protected areas, or establishing new lawn or garden beds within the treated zone may render the chemical barrier ineffective and void warranty coverage. Contact Jets Pest Control before any such changes are made to assess the impact on the treated zone.
17.Subfloor Ventilation Compliance
Where a suspended subfloor is present, the structure must comply with adequate cross-flow ventilation of a minimum 7,300 mm² net ventilation area per lineal metre across both external and internal structural walls, in accordance with AS 3660.2. Blocked or inadequate subfloor ventilation must be rectified prior to treatment commencement. Failure to comply may affect the performance of the treated zone and the validity of the warranty.
18.Slab Edge Exposure
For slab-on-ground homes, the slab edge must remain exposed and visible and must not be covered by garden materials, soil, mulch, or paving. Air vents and weep holes in the brickwork must never be blocked. Covering the slab edge or blocking weep holes creates conditions for concealed termite entry and may void warranty coverage in the affected area.
19.Structural & Environmental Conditions
If site conditions prevent any section of the estimated treatment scope, the final recommended approach and investment may vary following a detailed on-site inspection by a licensed pest management technician. All estimates are indicative only and subject to physical site assessment.
20.Verification Limits
Drilling and injecting beneath concrete paths containing heavy packed sub-floor rubble or solid fill makes a 100% verifiable treated zone impossible to achieve. Cutting the path or replacing contaminated soil with clean fill is always the structurally preferred solution where a fully verified treatment zone is required.
21.Floor Covering & Surface Damage
No liability is accepted for damage to tiles, carpet, floor coverings, paving, or any surface material resulting from necessary drilling or cutting works required to complete the chemical treated zone. Homeowners will be advised of any areas requiring drilling prior to commencement of work.
22.Building Design Limitations
No liability is accepted for termite entry resulting from poor building design or non-compliance with AS 3660.1-2014, including but not limited to: cracking or settling slabs, blocked weep holes, inadequate waterproofing, uncapped service entry points, or construction practices that create conditions conducive to subterranean termite access.
23.Waffle-Pod & Complex Slabs
Drill-and-inject methodology is entirely unsuited to waffle-pod slabs and other complex, post-tensioned, or non-conventional slab types. Treatment of such slabs requires specialised engineering verification and may require alternative treatment methods. All pricing assumes conventional slab-on-ground or standard suspended subfloor construction only.
📈Pricing Methodology
All treatment applications are calculated at $66 per lineal metre (inc. GST) using Termidor HE Termiticide exclusively, in strict accordance with AS 3660 and the product label rate. QBCC Home Warranty Insurance premium is calculated from the insurable contract value per the QBCC Schedule of Fees and is prepaid by Jets Pest Control on the homeowner's behalf. Annual inspection fees are quoted separately based on property size and complexity.
